HBAGBR Home Builder’s Foundation

For many years our owner, Robert Carroll, served on the Board of Directors for the Capital Region Builder’s Foundation (CRBF) which is now known as the Greater Baton Rouge Homebuilders Foundation (HBF). The HBF was created to raise money to help the residents of the Capital Region and surrounding areas. Many people are familiar with the “Miracle Mansion” which was built annually and raffled to raise money for the Our Lady of the Lake Children’s Hospital. Millions were raised to support this effort.

These efforts continue today as we strive to improve the lives of those in the community we live in an serve. Beneficiaries of the funds can be found here.

Home Builders Association of Greater Baton Rouge (HBAGBR)

Home Builders Association of Greater Baton Rouge Our owner, Robert Carroll, has served on the Board of Directors of the Home Builders Association of Greater Baton Rouge (HBAGBR).

The Home Builders Association of Greater Baton Rouge is dedicated to promoting, protecting, and preserving the home building industry as a viable economic force in Greater Baton Rouge.

The HBAGBR is a trade association committed to the advancement of the home building industry committed to protecting and building the American Dream of Homeownership. Our focus is on maintaining the affordability of homeownership through advocacy efforts with our local government and code officials, advancing the professionalism of the trade through education initiatives, and protection of our consumer by shaping an industry that is known for excellence and integrity. National Association Of Home Builders (NAHB)

National Association of Home Builders - Carroll ConstructionAdditionally, Robert Carroll has served on the Board of Directors, the Construction Codes and Standards Committee, the Young Professionals Committee, and the Single Family Finance Subcommittee of the National Association of Home Builders (NAHB).

This Association gives a national voice to our local concerns and allows us to travel annually to Washington DC to meet with our representatives and senators to lobby for the items that are important to Louisiana and her residents. We were able to participate first hand in the effort to fight the Biggert Waters Act, which nearly devastated our housing economy through the dismantling of the flood subsidy. We continue to fight for homeowner’s rights to the use of their land against organizations such as the EPA and DEQ, which regularly seizes private family land and seeks to expand burdensome regulations. Additionally, our continued efforts to equip local code officials with the tools to keep the actions of special interest groups from turning our building codes into product manuals are of vital importance to the affordability of housing.

IMPORTANT LOAN CONSIDERATIONS

Your budget is the foundation for every other decision you will make while preparing to build a home because it provides context for what is possible. Most people attempt to answer the question of “What is my budget?” by simply deciding how much they would be comfortable spending. Unfortunately, while this is a crucial part of the process, it ignores the rest of the picture. We advise our clients to answer the following questions in the order below. However, if you are self-financing the project, skip to question #3.

1. How much will a financial institution lend me?

This sets what we refer to as your Maximum Loan Amount.

2. What type of loan will I need?

This is where many people get confused because if you ask the wrong questions when interviewing lenders, you’ll get vastly different answers. We recommend reviewing the information in this article on the loan type you will need before meeting with your lending candidates.

3. How much am I willing to spend?

Just because a lender is will to lend up to your Maximum Loan Amount, this does not mean you will be willing to borrow and spend that amount. Consider the monthly payments as a starting point and adjust your Budget amount from there. Your chosen lender can help you with this.

4. What can I reasonably expect to build for what I am willing to spend?

This answer will come from a qualified builder during your preliminary meeting. Be prepared to discuss your budget so that the builder can help you get a better idea of what size home to design to meet your goals.
